North Shore – Barrington Association of REALTORS® is delighted that you have chosen to become a member! Here is some information that will help you learn the benefits NSBAR provides. Please assist us in getting to know you by reading the information below and then accurately completing the application that follows.

Please be advised that you must send us a copy of your 45-day permit or license.

MANDATORY orientation. If this requirement is not met, services will be suspended until the course has been completed.

Orientation

NSBAR provides New Member Orientation the first Wednesday of each month. During this Orientation you will learn the benefits that the National, State and Local REALTOR® Associations provide members.

  1. Members are required to complete this free day-long Orientation during the first 90 days of their affiliation with NSBAR. If they cannot attend the day-long Orientation they may take Orientation online for a $50.00 fee.
  2. If attending the day-long Orientation, a member may count that as the first of the four days required for Post Licensing continuing education if they attend the additional three days required in the NSBAR classroom.
  3. The National Association of REALTORS® requires that members take Code of Ethics training when they join the Association during the first 90 days of membership.
  4. Sponsoring Brokers, Designated REALTORS®, and Managing Brokers are required to complete Managing Broker Orientation within the first 180 days of joining or acquiring a Managing Broker license.
  5. Unfortunately, if these requirements are not met, membership must be suspended until they are completed.

FEES

  1. There is a $250.00 Application Fee, combined with the applicable pro-rated dues which should accompany this application. Your membership will be activated when fees are received. Please note: All dues are non-refundable.

RPAC

RPAC is the muscle behind the advocacy efforts that the national, state and local associations made to protect private property rights. RPAC is non-partisan, funding only on the issues that affect property rights. Your contribution is needed to support those efforts.

NSBAR will also consider the following in determining an applicant's qualifications for REALTOR® membership:

  • 1. All final findings of Code of Ethics violations and violations of other membership duties in this or any other REALTOR® association within the past three (3) years
  • 2. Pending ethics complaints (or hearings)
  • 3. Unsatisfied discipline pending
  • 4. Pending arbitration requests (or hearings)
  • 5. Unpaid arbitration awards or unpaid financial obligations to this or any other REALTOR® association or REALTOR® association MLS
  • 6. Any misuse of the term REALTOR® or REALTORS® in the name of the applicant’s firm

  1. Applicant acknowledges that NSBAR will maintain a membership file of information which may be shared with other associations where applicant subsequently seeks membership. This file shall include: previous applications for membership; all final findings of Code of Ethics violations and violations of other membership duties within the past three (3) years; pending complaints alleging violations of the Code of Ethics or alleging violations of other membership duties; incomplete or pending disciplinary measures; pending arbitration requests; and information related to unpaid arbitration awards or unpaid financial obligations to the association or its MLS.

  2. Notice to all Appraisers: Appraisers must complete the NAR Code of Ethics training requirement once per 2-year period. USPAP is NOT an eligible equivalent of the NAR Code of Ethics training.

  3. Applicant acknowledges that if accepted as a member and he/she subsequently resigns from the association or otherwise causes membership to terminate with an ethics complaint pending, the Board of Directors may condition renewal of membership upon applicant’s certification that he/she will submit to the pending ethics proceeding and will abide by the decision of the hearing panel. If applicant resigns or otherwise causes membership to terminate, the duty to submit to arbitration continues in effect even after membership lapses or is terminated, provided the dispute arose while applicant was a REALTOR®.

  4. Dues payments to NSBAR are not tax deductible as charitable contributions. Portions of such payments may be tax deductible as ordinary and necessary business expenses.

Mere possession of a managing broker’s license is not sufficient to qualify for MLS participation. Rather, the requirement that an individual or firm ‘offers or accepts cooperation and compensation’ means that the Participant actively endeavors during the operation of its real estate business to list real property of the type listed on the MLS and/or to accept offers of cooperation and compensation made by listing brokers or agents in the MLS. “Actively” means on a continual and on-going basis during the operation of the Participant’s real estate business. The “actively” requirement is not intended to preclude MLS participation by a Participant or potential Participant that operates a real estate business on a part time, seasonal, or similarly time-limited basis or that has its business interrupted by periods of relative Call MRED at 630-955-0011 inactivity occasioned by market conditions. Similarly, the requirement is not intended to deny MLS participation to a Participant or potential Participant who has not achieved a minimum number of transactions despite good faith efforts. Nor is it intended to permit an MLS to deny participation based on the level of service provided by the Participant or potential Participant as long as the level of service satisfies state law. The key is that the Participant or potential Participant actively endeavors to make or accept offers of cooperation and compensation with respect to properties of the type that are listed on the MLS in which participation is sought. This requirement does not permit an MLS to deny participation to a Participant or potential Participant that operates a Virtual Office Website ("VOW") (including a VOW that the Participant uses to refer customers to other Participants) if the Participant or potential Participant actively endeavors to make or accept offers of cooperation and compensation. An MLS may evaluate whether a Participant or potential Participant “actively endeavors during the operation of its real estate business” to “offer or accept cooperation and compensation” only if the MLS has a reasonable basis to believe that the Participant or potential Participant is in fact not doing so. The membership requirement shall be applied on a nondiscriminatory manner to all Participants and potential Participants.

NORTH SHORE–BARRINGTON ASSOCIATION OF REALTORS® Bylaws, Article IV, Section 11 (c) Any former Member, or former applicant previously approved, may be reinstated in the same classification of membership upon recommendation of the Membership Committee and upon approval by the Board of Directors provided said former Member, or applicant, was in good standing at the time of the termination of membership. A reinstatement fee must accompany reinstatement applications.APPLICATION MUST BE ACCOMPANIED BY $100.00 REINSTATEMENT FEE AND PRORATED DUES If coming from another association and have paid State and National dues through your previous Board, fee is NSBAR dues only (reinstatement fees are waived). If you have been out of the association for 3 years or more then you must fill out the new member application and pay those fees.

*RPAC, the REALTORS® Political Action Committee, collects contributions from members and uses those funds to help elect candidates for public office who are supportive of home ownership, private property rights, and the real estate industry. IMPAC, the Issues Mobilization Political Action Committee, collects contributions from members to cover the costs of REALTORS® involvement in state and local issues that directly affect the real estate industry. Contributions to RPAC and IMPAC are not deductible for Federal income tax purposes. Contributions to RPAC and IMPAC are voluntary and you may refuse to contribute without affecting your membership rights. 75% of your contribution will be allocated to RPAC, and 25% will be allocated to IMPAC. A contribution of $32.00 would result in $24.00 going to RPAC and $8.00 to IMPAC. Of the 75% that is allocated to RPAC, 70% will be used by RPAC of Illinois to support state and local candidates. 27% is sent to National RPAC to support Federal candidates and is charged against your limits under 2 U.S.C 44a*, and the remaining portion is used by the National Association for Federal grassroots political activities. Copies of reports for IMPAC and RPAC of Illinois are on file and available for purchases from the State Board of Elections, Springfield, Illinois. Funds will only be sent to National RPAC if the contribution qualifies for use in Federal elections pursuant to Federal election laws.
